Effective: 18 September 2026. These terms apply to this website and direct reservations with Golden Oak Resorts, Charity Road, Kunnathidavaka, Old Vythiri, Wayanad, Kerala 673576, India.
Your reservation
The lead guest must be at least 18 years old. Browsing accommodation or selecting dates does not reserve a room. When secure online checkout is offered, the displayed room is held for a limited time while payment is completed. A redirect, bank debit or payment receipt alone is not a booking confirmation. A reservation is confirmed only after payment is verified, inventory is allocated and a booking reference is issued. If online checkout is unavailable, our reservations team will confirm availability, price and payment arrangements in writing.
Rates, payment & inclusions
Rates are quoted in Indian rupees (INR) and vary by dates and accommodation. The checkout or written quote shows the accommodation, stay dates, total price, applicable taxes and stated inclusions before payment. PhonePe processes online payments when checkout is enabled. Never share a UPI PIN, card PIN, password or OTP with Golden Oak staff. No additional service is included unless stated in your quote or confirmation. We do not charge a fee merely for submitting an enquiry.
Accommodation & photographs
Your confirmation identifies the accommodation reserved. Room names, capacity, rates and availability shown during booking come from our reservation system. Property photographs illustrate shared room styles; furnishing details may vary. Wayanad destination photographs do not represent a view from your room.
Arriving & staying
Check-in is from 2 PM and check-out is 11 AM. Early arrival or late departure requires advance agreement and may attract an additional charge.
Children & extra beds
Tell our team the number and ages of children and whether you need an extra bed. Capacity and additional charges must be confirmed for your selected accommodation.
Pets
Please contact our team before travelling with a pet. We will confirm whether your stay can be accommodated.
Identification
Please bring a valid government-issued photo ID for each adult guest. Confirm accepted identification with our team before arrival.
During your stay
Please respect other guests, property and safety instructions. Smoking is not permitted inside rooms. Visitors, gatherings and use of additional facilities require prior agreement. Guests are responsible for documented damage caused by them beyond normal wear; any proposed charge will be explained. Pool use and outdoor activities are subject to conditions and supervision guidance. Children must be supervised by a responsible adult.
Meals, activities & travel
Breakfast is included when stated in your confirmed package. Campfires, barbecues, transport, guides and attraction admission may cost extra and depend on availability and local permissions. Let us know about dietary or accessibility needs before booking so we can confirm what can be arranged.
Changes, cancellation & service delivery
Please read our cancellation and refund policy and service delivery policy. Any different promotional or group terms must be disclosed and accepted before payment. Updated website terms do not retrospectively change an existing confirmed reservation.
Website use & resolving concerns
Please provide accurate details and do not misuse this website or attempt unauthorised access. External travel platforms operate under their own terms. Contact our reservations team first if something is wrong. Nothing in these terms limits statutory consumer rights or remedies available under applicable Indian law.
